Chris Callahan

President and CEO

Chris Callahan is the President and Chief Executive Officer of X-Caliber Capital. Mr. Callahan has over 20 years of commercial and residential real estate industry experience.  Over the course of his career, he and his team have provided over $70 billion of capital to the multifamily & healthcare space, including the rate lock and purchase of the single largest HUD insured housing project, a $621 million financing in the Bronx, NY.

Prior to purchasing The Phares Company, since renamed X-Caliber Capital, Mr. Callahan served as Managing Director and Head of Non-Agency and Agency CMBS and CLO trading at Credit Suisse. In addition to his trading responsibilities, Mr. Callahan was a member of the Fixed Income Department Operating Committee and part of the Securitized Products leadership team.  During his tenure, the Agency CMBS business was the #1 ranked franchise in securitization volume for five consecutive years, the Non-Agency CMBS business achieved a #1 ranking, and the CLO business achieved a top tier designation.

Prior to Credit Suisse, from 2005-2010, Mr. Callahan was a Managing Director at Bank of America Merrill Lynch, where he was Co-Head of the Agency and Non-Agency CMBS trading businesses. In this capacity, the group was the #1 franchise in both Non-Agency CMBS trading and Agency CMBS securitizations.

Prior to Bank of America Merrill Lynch, from 1996-2005, Mr. Callahan was a Vice President and head of the Agency / Non-Agency CMBS trading group at Nomura Securities. Previously, he was a senior member of the residential agency MBS trading desk.

Mr. Callahan graduated from Binghamton University in 1996 with a B.S. in Management / Finance.

Sharon Callahan

Chief Financial Officer

Sharon Callahan, CPA, is the Chief Financial Officer of X-Caliber Capital. In that role, Mrs. Callahan is responsible for all financial functions of the company.  Prior to her current role, Mrs. Callahan was in Corporate Accounting at Time Warner and then in their book publishing division, Time Warner Book Group. She also held audit and tax positions at Deloitte and Touche.

Mrs. Callahan graduated from Binghamton University with a Bachelor of Science degree in Accounting.

Jeff Goldberg

Executive Managing Director, Head of Capital Markets

Jeff Goldberg has extensive real estate finance experience. Over his career, he has purchased and rate-locked in excess of $20 billion in multifamily and healthcare loans. He is primarily responsible for expanding the company’s lending platform, corporate strategy, and is a senior member of the origination team.

Prior to joining X-Caliber Capital, Mr. Goldberg was Director of Commercial Mortgage-Backed Securities (CMBS) trading at Credit Suisse. His responsibilities included the management of over $1 billion in private-label CMBS, loan pricing of commercial and multifamily loans for the company’s conduit business, and the rate-locking and purchasing of multifamily and healthcare securities insured by GNMA/HUD, Fannie Mae and Freddie Mac. During his tenure at Credit Suisse, the team was consistently ranked as the top Agency CMBS securitization shop in the country and was recognized as a premier CMBS trading platform.

Previously, Mr. Goldberg worked at Bank of America Merrill Lynch in a similar capacity. There, the team was recognized as the top Agency CMBS securitization franchise and Non-Agency CMBS trading platform.

Mr. Goldberg graduated from Cornell University with a Bachelor of Science degree in Policy, Analysis and Management. He also holds Series 7 and 63 securities licenses.

Mike Hammond

Executive Managing Director

Mike Hammond is an Executive Managing Director at X-Caliber Capital where his primary responsibility is growing X-Caliber’s proprietary lending platforms.  He is a senior member of the originations team with extensive experience financing multifamily and healthcare properties.  Mr. Hammond brings a broad capital markets knowledge, which he developed through his previous management roles.    

Prior to joining X-Caliber Capital, Mr. Hammond was a senior member of the loan origination team at Berkeley Point Capital.  During his one-year tenure at the firm, he closed over $100 Million in multifamily and commercial loans through the company’s FHA, Fannie Mae and CMBS lending platforms.  He was also instrumental in creating synergies between the Agency and CMBS lending groups to increase the firm’s bottom line.

From 2005-2015, Mr. Hammond was an Executive Director in Oppenheimer’s real estate group. As one of the first employees within this division, he helped grow the platform to one of the largest FHA multifamily and healthcare lenders in the country.  His responsibilities included loan pricing and distribution, client management, and secondary trading of FHA, Ginnie Mae, and Agency CMBS securities.  In addition to his Capital Markets duties, Mr. Hammond was a senior originator focusing on construction and permanent financing for affordable housing and healthcare assets. 

Mr. Hammond graduated from The University of Vermont with a Bachelor of Science in Psychology.  He also holds series 24, 7 and 63 securities licenses.

Amber Howard

Chief Operating Officer

Amber Howard is the Chief Operating Officer X-Caliber Capital.  She is tasked with overseeing servicing, asset management, closing and underwriting for the HUD and Bridge programs.  Mrs. Howard has over 17 years of experience in multifamily, seniors housing and healthcare loan servicing and asset management. Prior to joining X-Caliber, she was Director of Asset Management for Capital Funding, a leading national senior housing and healthcare lender where she oversaw a portfolio in excess of $2 billion FHA-insured loans.

In 2003, Mrs. Howard received her B.S. in Business Communication from Stevenson University in Stevenson, MD.

Lauren Tisdale

General Counsel

Lauren Tisdale is the General Counsel of X-Caliber Capital.  In this role, Lauren leads the company’s legal, enterprise risk management and oversees transaction management for X-Caliber’s bridge loan program.  Ms. Tisdale brings extensive experience representing banks and mortgage companies in all aspects of their business, including real estate and asset-based lending, CMBS transactions, and syndicated and mezzanine financing.  Additionally, Lauren has advised healthcare providers in all aspects of their business from civil, criminal and regulatory compliance to mergers and acquisitions, hostile takeovers, private equity and venture capital fund representation and initial public offerings. 

Lauren joined the team from Congressional Bank, where she served in a similar capacity for the Healthcare Division.  Prior to Congressional, she held various roles at Capital Funding Group, most recently as EVP of Capital Lending and Mortgage Group.  She is a cum laude graduate of Saint Louis University School of Law, with a Certificate in Health Law, and an undergraduate alumna of the University of Missouri.  She is a frequent speaker on the topics of healthcare transactions and financings.  She is based in Baltimore, Maryland, where she lives with her family and dog Archie.  Lauren is an avid runner and major fan of the St. Louis Cardinals baseball team and all things University of Missouri.

Carin Chuvala

Executive Vice President, Chief Underwriter

Ms. Chuvala is a Senior Vice President and Chief Underwriter for X-Caliber Capital. In this capacity, she is responsible for managing the firm’s FHA MAP underwriting process and staff. Ms. Chuvala reviews concept packages and underwriter’s narratives on all multifamily and affordable housing applications submitted to HUD. She has over 15 years of HUD underwriting experience across all of the FHA MAP programs, including new construction, substantial rehabilitation, acquisition, refinance and LIHTC transactions.

Prior to her current role, Ms. Chuvala held Senior Underwriter positions at Berkeley Point Capital and Oppenheimer Multifamily Housing & Healthcare Finance.

Ms. Chuvala received her Bachelor's Degree in Business from the University of Indiana.

Joseph Braunschek

Senior Vice President, Deputy Chief Underwriter - Healthcare

Joseph M. Braunschek has spent over 35 years as an investment banking and healthcare professional, having evaluated and analyzed hundreds of companies and financed well over $1 billion of debt, including hospital and nursing home-related loans and bonds. At X-Caliber, Mr. Braunschek is instrumental in evaluating and underwriting debt opportunities specific to the healthcare space in both HUD and Bridge capacities.

Prior to X-Caliber, Mr. Braunschek was the Deputy Chief underwriter for healthcare at Housing & Healthcare Finance, LLC. He came to HHC from the Department of Housing and Urban Development, where he served as an underwriter in the HUD LEAN program. Prior to HUD, Mr. Braunschek worked at GMAC Commercial Mortgage where he managed a $1.5 Billion long term care and senior housing loan portfolio in addition to serving as the interim Chief Credit Officer for the health care division. In addition to GMAC, Mr. Braunschek has worked at a variety of specialty healthcare lenders including CIT and DVI Financial where he focused on origination, underwriting and asset management. Earlier in his career, Mr. Braunschek was in the investment banking sector, with firms including Van Kampen Merritt and A.H. Williams, where he analyzed and underwrote municipal bond transactions specific to the long term care sector.

Paul Fitzsimmons

Executive Vice President

Paul Fitzsimmons has 30+ years’ experience in the commercial real estate debt markets having held senior positions at buy side and sell side companies. Prior to joining X-Caliber Capital as an HC and MF originator, he was a Managing Director and Head of CMBS/CRE Research at Kroll Bond Rating Agency, Inc. having published numerous articles on commercial real estate covering the major property types and CMBS markets providing commentary on trends and potential market risks.

Prior to that, Mr. Fitzsimmons was a Managing Director and Portfolio Manager of a $4 billion CRE debt portfolio at Brookfield Investment Management overseeing ten members of the underwriting team. His prior experience also includes a seven-year stint as Director and Global Head of CMBS Surveillance at Credit Suisse while contributing as a senior member of the research team. Prior to joining Wall Street, Mr. Fitzsimmons was a state certified general real estate appraiser, certified tax assessor and is a current MAI and SRA member of the Appraisal Institute. Mr. Fitzsimmons is a graduate of Villanova University and obtained an MS degree in Real Estate Finance from New York University where he has been asked to be an adjunct speaker.

Lawrence Zucker

Vice President

Lawrence Zucker is a Vice President in X-Caliber Capital's Underwriting Division.  He provides analysis and processing functions to both the MAP and LEAN teams.  Previously, Mr. Zucker worked at Arbor Residential Mortgage within their Credit Asset Management team and at Nomura Securities, where Mr. Zucker was a Senior Analyst on the MBS Trading Desk.

Within these capacities, Mr. Zucker conducted due diligence for the acquisition of performing and non-performing loans, assisted in implementation and management of servicing platforms and managed trade support for both residential and commercial loan acquisitions, warehousing and securitization activities.  Mr. Zucker has also worked at Xerox and PwC/Mellon HR Solutions where he implemented and managed benefit platforms for their Fortune 500 Health and Welfare clients as well as worked at mGage as a Technical Program Manager working for multiple, major customers and carrier/partner relationships.  Mr. Zucker’s technical skills have enabled him to assist with coding, incorporating technology, and optimizing existing internal sizing and credit models within his current position at X-Caliber Capital.

Mr. Zucker graduated from Binghamton University with a BS in Management Information Systems.

Michele Epple


Michele Epple, CPA, is the Controller for X-Caliber Capital.  Under the CFO, Michele is responsible for all the daily accounting operations of the company.  Before her role at X-Caliber Capital, Michele spent 11 years in the construction industry as an Accounting Manager. Prior to that, she spent several years at a real estate investment firm as well as a public accounting firm where her accounting career began doing audit and tax work.

Mrs. Epple graduated from Binghamton University with a Bachelor of Science degree in Accounting.

Eric Carlson

Executive Vice President

Eric Carlson, MBA, has over 20 years of sales experience across multiple industries.  Eric is an Executive Vice President for the X-Caliber Capital Origination team, responsible for providing financing opportunities for multi-family, senior care, assisted living, and hospitals.  

Early in his career her worked in business to business sales providing payroll and tax solutions at ADP.  Mr. Carlson was awarded District manager of the year in 1997 & 1998.  He spent several years as a medical rep with Pfizer, winning rep of the year in 2001, 2002 & 2004.  Eric then moved on to a medical device position at Boston Scientific.  Most recently Eric was Regional Business Manager for Align Technology, leading the sales teams for the New York and Connecticut markets.  He earned the President's Club award in 2011 & 2012.  Mr. Carlson brings with him knowledge of the business side of the medical field as well as operational knowledge of running companies of various sizes.

Maggie Waybright

Vice President

Maggie Waybright is a Vice President for X-Caliber’s Underwriting team. She is responsible for preparing and assisting in completion of all functions of the loan underwriting and closing process. Mrs. Waybright has over 13 years of experience in multifamily and healthcare loan underwriting with extensive knowledge in the various HUD insured loan programs.

Prior to joining the X-Caliber team, Mrs. Waybright worked for both Newmark Knight Frank and Capital Funding Group where she was involved in the processing, underwriting and closing of over 180 loans, including multiple large portfolios.

Marcia Ringo

Senior Advisor

Marcia Ringo is the Senior Advisor and Head of Strategic Planning for X-Caliber Capital.  Before joining X-Caliber Capital, Marcia worked for 39 years at the Department of Housing and Urban Development (HUD). 

During her tenure at HUD, Marcia held several positions including both Single Family and Multifamily Appraiser, Multifamily Production Branch Chief for the State of Georgia, Director of Multifamily Operations for the Southeast Regional office and finally as the Director of Multifamily Production for the Southeast Region.  Marcia continues to hold a Certified General Appraisal license.  

Debbie Campbell

Executive Vice President

Debbie Campbell is a Executive Vice President of Originations and leads X-Caliber’s Affordable Housing Solutions. Ms. Campbell was a Co-Founder and SVP of Community Housing Capital, a national CDFI loan fund, where she helped spearhead the company’s loan platforms to finance the development and preservation of affordable housing in urban, suburban, rural, and Native communities. Before joining CHC, she founded Salisbury Neighborhood Housing, which became one of the most successful and innovative NeighborWorks organizations of its size in the United States. This experience inspired her to spend her career focusing on strategies that would effectively increase the financial capital available to address the nation’s affordable housing shortage.

 Debbie has been a recipient of Maryland’s Innovators of the Year and named one of Maryland’s Top 100 Women for her accomplishments in affordable housing and is a 2011 graduate of Harvard Kennedy School’s Achieving Excellence in Community Development executive education program.


John Wells

Executive Vice President

John Wells is a Executive Vice President for the X-Caliber Capital Origination team.  He previously worked at T. Rowe Price for eighteen years where he was responsible for securitized credit trading. Before that he was a portfolio manager at BancBoston, where he managed the banks investment and whole loan mortgage books.  Prior to that, he sold bonds on Wall Street for Morgan Stanley and Bear Stearns.  He started his career at Fannie Mae, where he was director of interest rate risk management.  John graduated from Denison University, and earned his MBA at the Fuqua School of Business at Duke University.

John and his wife Missy have three grown up children, the youngest of which is set to graduate from college this Spring.  He is an avid sportsman.

BJ Taylor

Executive Vice President

A Texas native, who grew up along the border in West and South Texas, BJ Taylor has over 30 years of experience in development, construction and financing.  BJ’s clients include developers of both market-rate and affordable, multi-family facilities as well as seniors housing projects.   From 1999 to the present, BJ originated and closed, under the HUD MAP process, new construction and acquisition/refinancing multifamily facilities.  Her forte is affordable housing projects, 4% LIHTC with bonds.  She has also originated and closed a number of HUD LEAN licensed healthcare facilities especially new construction assisted living facilities with memory care.  The most recent 232 was a 100 bed facility in Washington D.C.  

Her client base is located primarily in Texas, Georgia, Utah, and Tennessee.  These are also areas which allocate the most tax credit equity allocations annually.  These locations are also home to a significant “aging in place” population. 

Returning back to Texas from New England in 1995, BJ developed three industrial parks for cities in south Texas with twin plants or maquiladoras in Mexico, including one industrial park primarily for Taiwanese companies.  The second industrial park, primarily developed for Archer Daniels Midland and Frito Lay, included a potato chip plant exporting product to Mexico and Central America.  Other clients procured for operating in the parks included Simpson Racing, Delphi Motor parts, and Stryker Hospital equipment. In Maine, BJ worked for two commercial banks with offices in Boston, Massachusetts, and various locations in Maine. 

BJ holds a bachelor’s and master’s degree from Texas A&M University; a MBA from the Tuck School of Business at Dartmouth College; Ph.D. from the University of Maine, Orono.

Laura J. Miller

Senior Vice President, Bridge Loan Portfolio Management

Laura (Lj) Miller is responsible for overseeing the portfolio management of X-Caliber’s bridge loan program.   With more than 30 years of professional finance, business administration and portfolio management experience, Mrs. Miller’s career has been closely tied to the healthcare finance and commercial real estate industries since 1997.

Mrs. Miller served as Vice President and Portfolio Manager for Capital Lending and Mortgage Group, leading the implementation of a portfolio management strategy for the bridge to HUD program that supported a fast-growing book of assets that grew to more than $700 million in syndicated loans to senior living providers. As a Vice President in the healthcare banking group of M&T Bank, she was a member of the team that broke into the Pennsylvania healthcare market. Her roles at M&T ranged from commercial finance to portfolio management for assets totaling close to $2 Billion. Mrs. Miller also served as the Vice President of Operations for Windsor Healthcare Equities, a Baltimore-based private equity healthcare investment company, developing operational standards, portfolio management, and investor reports as the company holdings grew to $500 Million.

Most recently, Mrs. Miller was the Chief Administrative Officer of the Maryland Proton Treatment Center, the first center in the Maryland/DC/VA area to offer proton therapy, a highly advanced and precise form of radiation, to treat cancer. Mrs. Miller also began GPS Life Transition Partners, a firm uniquely capable of guiding older adults and their families to the senior market resources that help them age well.

Mrs. Miller has a B.A in Business Administration from Franklin & Marshall College in Lancaster, PA.  She is a Certified Senior Advisor® through the Society of Certified Senior Advisors, and a Certified Aging-In-Place Specialist (CAPS) through the National Association of Home Builders.

Amy Nelson

Vice President

Amy Nelson is a Vice President in the Underwriting group for X-Caliber Capital.  She is responsible for preparing and assisting in all application processing functions. Ms. Nelson has 8 years of experience in multifamily and healthcare loan processing.

Prior to joining the X-Caliber team, Ms. Nelson was Senior Loan Processor for Capital Funding Group where she was involved in the processing of loan applications.

Mina Peak


Mina Peak is an analyst at X-Caliber Capital, working in the Irvington NY office.  Prior to joining the X-Caliber team, Ms. Peak graduated the University of Chicago with a bachelor’s degree.

Justin Elshire

Executive Vice President

Justin Elshire, MBA, is an Executive Vice President for the X-Caliber Capital Origination team. He brings over eighteen years of financial services experience to the firm and is responsible for providing financing opportunities for multi-family, hospital, and seniors housing properties.

Most recently Justin was Vice President in the Seniors Housing division at Arbor Realty Trust where he was responsible for originating agency debt. His prior experience is in developing C-suite relationships for several large financial institutions including TD Bank, BB&T, and Wells Fargo where he won sales awards at each institution. Justin graduated from Ball State University, and earned his MBA specializing in Accounting from Indiana Wesleyan University.
