Gregg Delany is Executive Managing Director at X-Caliber Advisors LLC, and is responsible for the operations, direction, and execution of the firm’s short- and long-term strategy. Mr. Delany has more than thirty years of experience in all aspects of commercial real estate. During his career, he has closed, advised, or arranged multibillions of public and private commercial real estate debt and equity financings as a banker, borrower, investor, and advisor.
Mr. Delany’s experience spans most property types across the country and through the complete development and ownership cycle – from raw land acquisition and entitlement to construction, interim financing, lease-up, permanent debt placement, and asset disposition.
Mr. Delany attributes his work experiences in all aspects of commercial real estate to help support the needs of developers, institutional, endowment and family office equity investors as well as lenders and hybrid participants deploying structured capital, mezzanine debt, preferred, LP and co-GP equity.
Prior to X-Caliber, Mr. Delany’s was Managing Director at Eyzenberg & Company, a real estate investment bank, where he was a multiyear, top producer supporting the firm’s transaction and advisory activities. Before that, he was Managing Director at the Greenwich Group, an international firm that buys and develops multifamily properties and commercial real estate. While there, he was a member of the investment banking team, focusing on project finance engagements, asset recapitalizations, acquisitions, and new developments.
Mr. Delany also spent time working as a bridge loan, construction and CMBS banker at EuroHypo, syndicating and securitizing large office, retail, condominium, and hotel transactions nationally. Prior to that, he worked at Fitch Ratings, structuring, and rating large loans for Single Asset, Single Borrower (SASB) securitizations, and subsequently as a banker and portfolio manager in the Real Estate Alternative Asset group at GE Asset Management, now known as State Street Global Advisors.
Mr. Delany began his career at CB Richard Ellis in various capacities from research, to econometrics, to leasing, to sales, to property management.
Mr. Delany holds a Bachelor of Arts degree in History and a Bachelor of Science degree in Physics from Colgate University. He earned a Certificate in Real Estate Finance and Taxation from New York University and a Master of Business Administration in Finance from Columbia University. He currently serves as an Adjunct Professor at New York University and Fordham University’s Master of Science in Real Estate program teaching finance, investment banking, real estate development, and capital markets courses.
