Paul Fitzsimmons has more than 30 years of experience in the commercial real estate industry covering all aspects of lending, sales, and acquisitions. In his current role as Managing Director, he is responsible for providing financing solutions across the entire X-Caliber and affiliates’ lending platforms for a wide variety of property types, including, but not limited to, multifamily, seniors housing and healthcare, hospitality, and rural businesses.
Prior to joining X-Caliber, Mr. Fitzsimmons was Managing Director and Head of CMBS/CRE Research at Kroll Bond Rating Agency (“KBRA”), where he researched and monitored real estate trends and credit metrics and reported on credit fundamentals, credit metrics, credit spreads and year-end outlooks. Given his expertise, he was often quoted in key trade publications on topics covering the major asset classes and CMBS markets, providing commentary on trends and potential market risks. Prior to his work at KBRA, he worked at Brookfield Investment Management as a Managing Director and was overseeing a $3 billion real estate portfolio consisting of fixed-income positions (CMBS securities, whole loans, and B-notes). In this position, he was handled trading and was charged with developing short- and long-term debt strategies, as well as overseeing relative value, due-diligence, establishing underwriting guidelines, surveillance processes, and overall asset management. He was also key in expanding Brookfield’s investment platform to include Freddie K securities.
Earlier in his career, Mr. Fitzsimmons served as Director, CMBS Research and Global Head of CMBS Surveillance for Credit Suisse (New York & London), as CRE/CMBS Senior Credit Analyst & Portfolio Manager for Oppenheimer Funds, and as Head of CMBS Surveillance at Nomura Securities.
Mr. Fitzsimmons is a current MAI and SRA member of the Appraisal Institute and holds a MS degree in Real Estate Finance from New York University, where he has also appeared as an adjunct speaker. In addition, he has a B.S. in Accounting from Villanova University, and is a former state certified general real estate appraiser, certified tax assessor, and certified real estate instructor.
